Specific to Albany County

Eagle Street: the case and the sale.

The Capital Region's largest county keeps its foreclosure work in one courthouse. The Albany County Supreme Court sits at 16 Eagle Street, and the Third Judicial District's published auction plan designates the main courthouse rotunda as the place a sale happens.

The courthouse on Eagle Street

The Albany County Supreme Court, Room 102 at 16 Eagle Street, hears the case from the summons through the judgment, and the clerk's office answers the number listed above. The County Clerk's online records search, linked below, shows deeds, mortgages, judgments, liens and any notice of pendency filed against the property; a guest account is enough to search.

Albany does not publish a dedicated foreclosure part page, so your conference notice is the source for the part, the date and the room. The statewide rules govern: first conference within 60 days after proof of service is filed, good-faith negotiation on both sides, no pause on the answer deadline.

Sales in the rotunda, one at a time

The Third Judicial District's foreclosure auction plan designates the main courthouse rotunda at 16 Eagle Street for Albany County sales and requires that auctions be held one at a time, coordinated by the local security manager. The date and time for a particular property come from the Supreme Court Clerk under the statewide administrative order and are published in the notice of sale.

The plan is a district-wide document; the same rotunda rule applies in the district's other counties in their own courthouses. What does not vary is the effect: the sale ends the right to redeem the property, and New York has no redemption period afterward.
