How we verify what we publish
Every county page and every stage guide on this site states facts about New York foreclosure procedure. This is where those facts come from, how they are checked, and what we will never make up.
Not a law firm
Public sources only
Last verification pass 2026-09-10
Method
Public sources, dated, and nothing invented.
The site is an attorney connection service, not a law firm. It has no cases, results or credentials to describe, and it does not describe any. What it publishes is procedure: which court, which clerk, which part, where the sale is held, what the statute says, and where free help is.
Where the facts come from
County pages are generated from a dataset built from the New York State Unified Court System's own court locator and district auction plans, each county clerk's published office and records pages, the New York Attorney General's Homeowner Protection Program, and the U.S. Department of Housing and Urban Development's list of approved housing counseling agencies. Every fact carries the URL it was read from and the date.
Stage guides state published New York statute and court rules: the Real Property Actions and Proceedings Law, the Civil Practice Law and Rules, the Uniform Rules of the Trial Courts, and the federal mortgage servicing rules. Each guide's claims are recorded against those sources before it is published.
How a county page is checked
A county page is assembled from verified fields. A field that could not be verified is left out, and the page says so rather than guessing; a county with less published information gets a shorter page. The county-specific writing on each page is produced from that county's verified record and the statewide facts only, and is rejected automatically if it contains a phone number, dollar figure or percentage that is not in the record, or any promise about an outcome.
The date on each page is the date the sources were last read. Courts change rooms, parts and auction practice without notice, which is why every page says to confirm before you travel.
What is never on this site
No testimonials, no statistics about results, no credentials, no case counts, no promise that a foreclosure can be stopped or a loan modified. Only a lender or servicer can approve a modification, and no attorney can promise a foreclosure will be stopped. Nothing here is legal advice.
If something is wrong
If a court address, phone number, part, auction location or agency on any page is out of date, tell us through the request form and describe the page and the error; corrections are made against the published source and the page's date is updated. Free help is always available through the Homeowner Protection Program at 1-855-466-3456 regardless of anything on this site.
